Palm Beach Gardens has spent a decade with its commercial weight pulled east toward PGA Boulevard and Alton. That is quietly ending.
The thesis of this summer, for anyone who already lives here, is simple. Palm Beach Gardens is not having a slow season. It is having a repositioning. The Avenir Town Center opens in phases between May and late summer, two new cafés have already given the north end its first real weekday lunch options in years, and the city's public calendar has stacked an America 250 program on top of the usual summer rhythms. If you own a golf cart or a stroller, your weekends are about to look different.
The West Side Finally Has a Downtown
Avenir's Town Center sits at the northwest corner of Northlake and Coconut, on the 4,752-acre master-planned parcel that the city approved years ago and residents have watched slowly fill in. This 200,000-plus-square-foot hub features a modern-style Publix at roughly 49,000 square feet opening in May 2026, alongside Walgreens, H&H Bagels, Taki Kappo Omakase, Kitchen Restaurant, Seppe Pizza Bar, Field of Greens, and more than a dozen other shops and services. The full center is scheduled to open this summer 2026, with most of the nineteen planned stores opening during that timeframe.
What matters for current residents is not the tenant count. It is the composition. Publix is doubling as a full grocer and pharmacy anchor, but the restaurant lineup is unusually curated for a suburban retail node.

Two details are worth calling out. First, Seppe Pizza Bar's other two locations are both in New York, which makes Avenir the brand's Florida debut. Second, Smoke and Maple is opening its first location anywhere at Avenir. That is not the pattern of a standard suburban strip. It is the pattern of an operator base betting on foot traffic and household density that hasn't existed on the west side of the Turnpike before.
The connective tissue is the golf cart network. The Town Center is designed golf cart friendly, connecting to Avenir's neighborhoods via dedicated paths, with residents able to cruise from a single-family home, townhome, or 55+ villa directly to Publix, dinner, or a manicure without cars. For anyone already living in Avondale, Apex, Regency, or Panther National, the practical result is that a dinner reservation stops being a fifteen-minute drive to Downtown at the Gardens and becomes a fifteen-minute cart ride down a striped path.
Two Cafés Already Open, in the Places Residents Have Been Asking For
The lunch problem on the north end of Palm Beach Gardens has been a running joke for years. Field of Greens, the health-focused café brand from chef Thomas Op't Holt, opened two new Palm Beach Gardens locations on March 13 and April 3, 2026, known for colorful salads, smoothies, and cold-pressed juices with seasonal, plant-forward dishes. The addresses are 5320 Donald Ross Road and 12485 Northlake Boulevard.
Two openings from the same brand within three weeks, both in Palm Beach Gardens, before the flagship Avenir location comes online later this year, tells you what the operator is seeing in the daytime traffic here. Donald Ross covers the Frenchman's Creek and Mirasol commuter cohort. Northlake picks up the Ibis and BallenIsles side. That is a very deliberate net.
Saturday Mornings at the GreenMarket
The Gardens GreenMarket runs at City Hall at 10500 North Military Trail, and this summer the city has layered a full America 250 programming series on top of it. The bill for June alone included specific acts and craft components, not the usual generic music slot.

A Summer Schedule That Doesn't Require a Drive
Public programming this summer is unusually dense for a season when everyone assumes the city goes quiet. Three items are worth putting on the fridge.
- Splash Into Storytime. Tuesdays, June 2 through August 4, from 9 to 10:55 a.m. at the PBG Aquatic Complex, 4420 Burns Road, featuring a water safety story followed by open play. This is a free program that used to be word-of-mouth. The published schedule this year is the longest it has been.
- Fire Station Tours, America 250 edition. Palm Beach Gardens Fire Rescue hosts fire station tours each Saturday from June 6 through July 4, from 9 to 11 a.m., available at Stations 61, 64 and 66 for safety reasons. Not every station is open. Confirm the address before you load the car.
- Palm Beach Shakespeare Festival returns. The county's longest-running summertime cultural tradition returns July 11 through 19. Outdoor Shakespeare in July is a Palm Beach Gardens habit that predates most current residents, and it is one of the few free evening cultural offerings on the calendar.
For families thinking about the arc of a summer, the sequence works. Tuesday mornings at the pool, Saturday mornings at a fire station or the GreenMarket, one weekend at the Shakespeare Festival, and the rest of the calendar filled by whichever Avenir openings happen to hit that week.
Why This Summer Matters More Than Most
Every summer here has a rhythm. Snowbirds gone, kids out of school, restaurants running local specials, PGA National shifting from tournament mode to member mode. This one is different in one specific way. The commercial center of Palm Beach Gardens has been anchored to PGA Boulevard since the mall opened in 1988. From Legacy Place to Downtown at the Gardens to Alton, everything for the last twenty years has been an eastward or infill move. Avenir is the first meaningful pull in the opposite direction, and it is happening in a single season.
Avenir residents will handle daily errands locally rather than driving to Legacy Place or Downtown at the Gardens, and Northlake Boulevard improvements including new traffic signals and turn lanes were designed to handle the increased local activity. That will change what "going into town" means for people in Ibis, in Osprey Isles, in Bay Hill Estates. It will also change what "west of the Turnpike" means to friends visiting from the east side. For the first time, it will mean somewhere you go on purpose rather than somewhere you pass on the way to the airport.
The near-term test is the phasing. Publix in May sets the tone. Most of the nineteen planned stores will open during summer 2026, with Publix and Walgreens leading the way in early summer, and some specialty retailers extending into fall 2026, though core services and dining should be operational by August 2026. Expect a soft rolling opening, not a ribbon-cutting weekend. For the rest of us, the summer prescription is unusually easy. Try both Field of Greens locations before the Avenir one opens and pick a favorite. Take the kids to fire station tours on Saturdays through July 4. Show up at the GreenMarket for the America 250 lineup while it is still running. And when Publix at Avenir opens its doors, drive out once, park, and walk the loop. The town you thought you knew is going to look different by Labor Day.
